The Process

Our residential design process is both rigorous and highly personalized. Organized into six clearly defined phases, it provides a structured yet flexible framework that allows us to thoughtfully develop each project from initial vision through construction, ensuring design excellence, technical precision, and lasting value.


Pre-Design

The Pre-Design phase establishes the foundation for a successful project. During this phase, we work closely with clients to understand lifestyle, priorities, aesthetic preferences, and long-term goals for the home. We evaluate the site and existing conditions, review zoning and regulatory constraints, and assess opportunities and limitations that may influence design. Budget parameters, schedule expectations, and project scope are carefully defined, ensuring alignment before design begins. This phase allows us to create a clear, informed roadmap that guides every decision moving forward.

Schematic Design

Schematic Design translates vision into form. We explore spatial concepts, massing, and overall organization of the home, developing preliminary floor plans, sections, and exterior design studies. This phase focuses on proportion, flow, and the relationship between indoor and outdoor spaces. Material palettes and architectural character are introduced at a conceptual level, allowing clients to visualize the direction of the design. Through iterative review and collaboration, the preferred design approach is refined and approved before advancing in detail.

Design Development

During Design Development, the approved schematic design is refined into a cohesive, fully realized architectural solution. Floor plans, elevations, and sections are developed in greater detail, and key architectural elements are resolved. Materials, finishes, window and door systems, and custom details are carefully selected to reflect the desired level of quality and craftsmanship. Coordination with structural, mechanical, electrical, and other consultants intensifies during this phase, ensuring that aesthetics and performance are seamlessly integrated.

Construction Documents

The Construction Documents phase transforms the design into a comprehensive and precise set of drawings and specifications suitable for permitting and construction. Every aspect of the project is documented, from structural systems to custom millwork and fine detailing. These documents are prepared with a high level of clarity and accuracy to support competitive pricing, reduce ambiguity, and uphold design intent. This phase culminates in a coordinated, permit-ready set of drawings that clearly communicates the scope and quality of the project.

Contractor Acquisition

In the Contractor Acquisition phase, we assist clients in selecting the right builder for their project. We help identify qualified contractors experienced in high-end residential construction and manage the bidding or negotiated procurement process. Construction documents are reviewed with bidders, questions are addressed, and proposals are carefully evaluated for completeness, pricing accuracy, and alignment with project goals. Our guidance helps clients make informed decisions and establishes a strong foundation for a collaborative construction process.

Construction Administration

Construction Administration ensures that the design vision is faithfully executed. Throughout construction, we serve as the client’s advocate, reviewing shop drawings and submittals, responding to contractor questions, and conducting site visits to observe progress and quality. We help resolve unforeseen conditions and coordinate design clarifications as needed. By maintaining close communication with the construction team, we uphold craftsmanship, manage details, and support a smooth process from groundbreaking through project completion.
